Zoneminder 1.2.25 startup error

I followed the Centos 6 installation instructions but I get this error when trying to start zoneminder:

Oct 15 13:06:30 pbxoficina zmdc[22535]: FAT [Can't bind: Permission denied]
Oct 15 13:06:38 pbxoficina zmdc[22533]: FAT [Can't connect: Permission denied]
Oct 15 13:06:38 pbxoficina zmpkg[22517]: ERR [Unable to run "sudo -u apache /usr/local/bin/zmdc.pl startup", output is "Starting server"]
SELInux is disabled on this machine and I disabled iptables just in case but I simply cannot get zm to start. Any ideas?
